· 30+ homes sold in the $5M–$8M range, Montecito’s sweet spot for lifestyle and amenities.
· 100 homes sold for less than $3M, now considered entry-level, a category once reserved for condos.
· 12 homes under $3M were mostly condos or smaller fixers.
School Districts and Lifestyle Anchors
Homes within the Montecito Union School District continued to command premium pricing, with buyers prioritizing location, lifestyle, and long-term value. Gated communities like Ennisbrook and beachfront enclaves like Bonnymede offered turnkey living with tennis, pools, and walkability.
