Santa Barbara’s Most Desirable Neighborhoods

Santa Barbara offers a range of neighborhoods with distinctive histories and architecture. Trying to decide what are Santa Barbara’s most desirable neighborhoods is obviously a subjective process. In this post, we suggest the five most desirable neighborhoods in Santa Barbara.

Some unforeseen events, we believe, have altered perceptions. In December of 2017, the Thomas Fires erupted in the foothills of Ventura and southern Santa Barbara and raged for weeks. On January 9, 2018, Montecito was hit by heavy rains and a massive debris flow that destroyed hundreds of homes and took 23 lives in a matter of minutes. These events affected real estate sales. The neighborhoods of the Mesa and Hope Ranch’s desirability went through the roof as they were the least affected and four years later that desirability remains strong.

Oceanfront homes have always been highly desirable in Santa Barbara and sales prices reflect that. Padaro Lane in Carpinteria is very popular among celebrities and the well-heeled. As you move north along the coast you’ll find the oceanfront community of Montecito. Home sales in Montecito slowed down dramatically after the fires and debris flow event. When the Pandemic hit Montecito home sales took off and never looked back.

Another neighborhood that’s popularity increased after the fire and debris flow event is Hope Ranch. Hope Ranch is an exclusive community with over 1800 lush acres along the Pacific Ocean in Santa Barbara, California. Hope Ranch is a unique enclave with over 750 luxury homes. One of the many amenities that Hope Ranch offers is a private Beach with picnic grounds and a playground. Other amenities include 22 miles of Equestrian Trails, Community Tennis Courts, Private Security Patrol, and the La Cumbre Country Club.

One of our favorite neighborhoods is the Riviera where most of the homes enjoy amazing ocean and island views while overlooking the city. The last neighborhood on our list is the Upper East which features some beautiful estates and historic properties just outside of downtown. The Upper East neighborhood of Santa Barbara has been the crown jewel of the city with the most sought-after homes for decades. The houses are outstandingly large and impressive. Sopping with character and intrigue. The embellished yards are groomed to perfection. Montecito, Hope Ranch, the Mesa, Carpinteria/Padaro Lane, and the Upper East are our top choices for Santa Barbara’s most desirable neighborhoods.
